This case describes the founding and growth of a commercial real estate business by a father-son partnership up to the point of deciding whether to stay private or take the company public (IPO) in light of an economic downturn. It focuses attention on the analysis of the two alternatives through their effect on financial and non-financial risks and rewards. Consideration of how to address the possible changes in ownership, leadership, and management in light of the decision is brought into play.
